Access Statement

Introduction

Middlemoor House is an Edwardian farmhouse, located on the edge of the Yorkshire Dales National Park. It is 5 minute drive or a 45 minute walk from Richmond town centre. Walks in the vicinity will lead you up to Hudswell Village, where you can find the George and the Dragon, a pub that is popular with tourists and locals alike.
Middlemoor House has been recently refurbished to a high standard and has 4 bedrooms: 3 double and 1 twin/double, all with king size beds and private en-suite shower rooms. The largest of the double rooms also includes a slipper-style bath.
All of our rooms are on the 1st floor, and because of the age of the property and some period features, access may be difficult for people with limited mobility.

Pre-Arrival

  • We are located on the road that runs just south of Hudswell, directly between Richmond and Leyburn, at DL11 6DB (on Google Maps the pointer goes directly to our house; sat nav doesn’t always work as accurately though).

  • The nearest shops are in Richmond, approximately 2.4 miles away.

  • We will be happy to arrange a taxi for you if you wish, as there are no buses that stop close by.

  • Unfortunately, due to severe family allergies, we cannot accommodate any pets in the house and this includes assistance dogs. If you suffer from allergies, you can rest assured that no animals are allowed in any guest or communal areas of the house.


Car Parking and Arrival

  • We have adequate parking for up to 8 guest vehicles, all well away from the road and next to the house.

  • The parking area is lit by a motion sensor spotlight.

  • Access is through the front door, which is up one 150mm (6ins) step and has a 890mm opening (35ins)


Welcome Area

  • Guests are welcomed into the hallway where they are asked to register before being taken to their room.

  • The hall is a large tiled floor, all level and well-lit with ceiling lights and a table lamp.

  • Seating is available on a large wooden settle.

  • Assistance with luggage can be given.


Bedrooms

  • All bedrooms are on the 1st floor, up a wide flight of stairs.

  • Aside from the 1st step, which is 250mm (10ins) in height onto a large platform area, the rest of the stairs are 200mm (8ins) with a half-landing where the stairs change direction.

  • There are 16 steps in total.

  • Our beds are made using duvets, and we can provide an extra sheet on request. Our pillows and duvets are a hypo-allergenic polyester filling.

  • Each room has at least one chair, wardrobe, drawers, bedside tables and lamps, and a surface for making coffees/ teas with the kettle and complementary teas and coffees provided.

  • Garden View, Paddock View and Moor View all have king size beds.

  • Orchard View has twin zip-link beds that can be made into a superking size or left as two single beds with access from both sides.

  • All beds are 600mm(24ins) to the top of the mattress.


Bathrooms, Shower-rooms & Toilets

  • All bedrooms have their own private en-suite.

  • All have a walk-in, wetroom-style shower with a 50mm (2ins) step into.

  • All en-suites have standard height, 395mm (15.5ins) toilets.

  • Paddock View has a modern roll top bath which is 600mm (24ins) high at its lowest point.

  • All showers have removable shower heads.

  • Shower/bath mats can also be provided.


Public Areas – Hall, Stairs, Landing and Dining area

  • All public areas are well-lit with a combination of ceiling lights and lamps.

  • The hallway is tiled.

  • The stairs and landing have a medium pile carpet.

  • There are no steps from the hallway to the dining area.

  • The hall, stairs and landing all have emergency lighting that comes on in event of power failure or fire.

  • The whole house is heated by a ground source heat-pump and fully insulated; as a result, the heating is a constant temperature with little fluctuation, but the radiators in the rooms can be adjusted and we can provide electric heaters if required.

  • The dining area is also tiled and has underfloor heating.

  • We have 3 round tables with a centre pedestal suitable for 2 diners, and one larger oval table suitable for 4.

  • The only toilets available to guests are the ones located within their en-suite.


Garden

  • Guests are welcome to use the garden located on the opposite side of the house to the parking area. There is a large lawn with a picnic table, which receives plenty of sun for most of the day. This may also be used as a designated smoking area as no smoking is permitted anywhere inside the property.


Additional Information

  • There are “In case of fire” instructions in each room.

  • There is free Wi-Fi available

  • Please let us know before your arrival if you have any special dietary requirements, as we will be happy to cater for them.

  • We can refrigerate any perishables in our fridge for the duration of your stay.

  • Fresh milk is provided with the welcome trays in every room, and refills are always available on request.

  • Mobile phone reception is usually good but differs depending on your contract provider.

  • We have drying facilities for anyone arriving in wet clothes and muddy boots.
